This 3700 square feet residential project started with the owner’s dream of owning a “Townhouse” in New York City with the convenience of having doormen, a resident manager and the services of a luxury apartment building, as well as views of the city and it’s Iconic Architecture, such as the Empire State Building & Freedom Tower!

These requirements made it necessary to create a 3-story townhouse with outdoor space typical of most NY Townhouses, within the higher floors of a landmark building. It took many years to purchase 5 neighboring apartments and to connect them together.

A careful masterplan and vertical connections between the 19th, 20th & 21st puzzle-like floors were established first and all other programmatic planning followed after.

The 20th floor was chosen as the “Main Entrance” to the Triplex Townhouse and the arrival area. This floor also contains the main stair well on one side, a family/sitting area, a powder room, and an intimate eating area with a pantry/bar and an 800 SF L-Shaped Terrace offering views of the City & Hudson River. The open indoor space exhibits the sculptural stair and provides the main living/entertainment space and combined with the terrace allows the owners to have large cocktail & fundraising events.

The 19th Floor has a large kitchen and a formal dining space for a 12-14-person seated dinner. The dining “table & chairs” were designed by the custom furniture designer & craftsman, Chris Lehrecke.  A wood paneled wall with shelving displays the owner’s collection of artifacts. A limestone floor creates a monastic feel and a 3-story blue plaster wall acts as a backdrop to the stairwell and brings color and texture to this space.

The 21st Floor is the main glamorous living space with a baby grand piano, a bar/kitchenette, His Study, Her Study, a Library and a spacious master bedroom suite with a sitting area. There is also a gym and a master bathroom with an exquisite Agape bathtub and a steam shower for two. Windows displaying city views, combined with the owner’s art collection on walls throughout the apartment, make a memorable experience for those living in the triplex and friends visiting at the same time. Here, the city, architecture, and the art of living become one.
